Springtime in Murfreesboro!


Spring time is a great time to buy or sell a property.  I know, you probably think all realtors say that.  Well, it's true!  Think about it for a moment.  Buyers are more active during the warmer months.  And, both buyers and sellers plan to complete their move while the children are out of school for the summer break, especially if they're changing school districts.

Also, spring time is when your house looks it's best.  With the flowers blooming, trees budding, grass turning green again, it just give your house that extra curb appeal you just can't get in the winter.  

With that in mind, if you're considering selling your house, take a step out to the curb and see what a potential buyer might see.  Do you need to add some fresh mulch?  Do your shrubs need pruning?  Does the sidewalk and driveway need pressure washing?  Consider how a potential buyer might view your home.  Often, if they don't like the appearance from the curb, your house won't make the short list.

I just wanted to take a moment to update you on the market conditions in Rutherford and surrounding counties.  We find ourselves in 'multiple offer' situations everyday.  I've had clients submit an offer to buy a home and find out that there are 7 or sometimes 8 offers on the table!  Do we win every time?  No, but I do know how to write an offer that will, most likely, win the bidding war.  Remember also, as a buyer, you must act quickly and decisively if this is the right home for you.  The days of putting it on the short list and coming back to it next week are over.  I've seen and had houses sell in just hours of hitting the market!  You can't delay if you really like the house.  However, if it's not the house for you, we'll keep looking!  Don't buy something you just don't like!

On the flip side, if you're a seller, then you need to know how to choose the right offer.  The highest offer isn't always the best offer.  We have to look at the stipulations in the offer.  Can the buyer close quickly?  Are they asking for closing costs?  These are some of the questions that I closely evaluate to make sure you, the seller, are getting the very best deal.
